About the Project

In August 2024, Meritas were approved by local government to support them in addressing compliance issues within the social housing sector.

During this collaboration, we worked closely together to identify and understand the core challenges they were facing. Through detailed analysis, we were able to pinpoint specific compliance issues and propose the correct action needed.

As a result, Meritas were awarded two sites on a trial basis to conduct fire compartmentation surveys and implement the necessary remediation works.

Challenges and How We Overcame Them

Tenant Cancellations – We developed a comprehensive phase plan thanks to our booking system; this allowed us to give tenants sufficient notice. For unforeseen cancellations, our 24/7 liaison team ensured this was quick and efficient rescheduling.

Health & Safety – Safety was a top priority for us, regular ladder inspections, appropriate signage, daily point of work risk assessments (POWRA), body cams to protect our engineers when entering and working around tenants’ houses and ongoing communication protocols allowed us to complete all works safely and without incident, protecting both tenants and our engineers.

Vulnerable Tenants – Certain areas of the housing had vulnerable people placed, all engineers and office staff at Meritas take regular training to ensure respectful and supportive interactions, we are regularly trained in:

  • First Aid
  • Mental Health Awareness
  • Depression Awareness

This training enables us to handle sensitive situations professionally and compassionately, reinforcing our commitment to safeguarding and inclusive practices in social housing.

Asbestos Risks – Our teams are fully trained in asbestos awareness and compliance procedures. This allows us to identify and report asbestos related issues promptly, ensuring remediation works are completed on schedule and in line with regulatory standards.

 

Scope of Works

Throughout this remediation project the scope varied across each site, highlighting the importance of thorough, site-specific surveys. Our services included:

  • Fire mastic
  • Fire curtains
  • Fire door surveys
  • Fire door remediation
  • Fire door replacements
  • Fire safety design reviews

Conclusion

To date, Meritas has surveyed and remediated over 700 sites, with our portfolio continuing to grow. Backed by a full suite of third-party certifications, we are proud to be recognised as specialists in fire safety compliance within the social housing sector.
