About the Project

Fire doors and fire compartmentation systems are designed to save lives. When properly installed and maintained, they prevent smoke and fire from rapidly spreading throughout a building, protecting crucial escape routes and buying valuable time for evacuation.

Meritas recently conducted a comprehensive fire compartmentation survey across a commercial premises. The inspection revealed widespread, serious fire safety breaches that could have severely compromised the building’s passive fire protection strategy.

While the specific business must remain confidential, this case study highlights the common types of issues discovered, the risks they created, and how Meritas engineered practical remedial solutions to fully restore fire integrity throughout the property.

Challenges and How We Overcame Them

The survey identified numerous hidden and highly dangerous breaches across several critical areas, including corridors, stairwells, communications rooms, plant rooms, kitchens, lift motor rooms, reception areas, and above fire doors.

 

Here are the key challenges our investigators uncovered and how we proposed to overcome them:

  • The Danger in the Ceiling Voids: Investigators discovered that fire compartmentation walls stopped abruptly at suspended ceilings, creating concealed pathways for unrestricted fire and smoke spread. Access limitations also initially prevented the confirmation of other hidden breaches.

     
    • Our Solution: We proposed to reinstate missing compartment walls up to the underside of the slab and add dedicated access hatches so hidden voids can be safely inspected in the future.

       
  • Incorrect Use of Expanding Foam: A recurring issue throughout the property—including boiler rooms, corridor walls, and around structural steel beams—was the use of standard, non-fire-rated expanding foam. While expanding foam may appear to seal a gap, standard products rapidly fail when exposed to heat.

    • Our Solution: We recommended completely removing the non-compliant foam and replacing it with certified, tested intumescent and graphite sealants.

       
  • Failing Fire Curtains and Dampers: Above corridor fire doors, the survey uncovered damaged fire curtains and incorrectly specified fire dampers that were entirely unsuitable for the curtain wall system. In one shocking area, ducting had even been capped using wood.

    • Our Solution: Meritas outlined a plan to replace the deteriorated curtains, install correctly specified fire damper systems, and ensure all penetrations passing through these barriers are fully protected

Scope of Works

To resolve the key non-conformity of “No Fire Stopping Installed” across multiple locations , Meritas outlined a comprehensive remediation strategy using strictly tested materials. The proposed scope of works includes:

  • System Installations & Upgrades: Installing tested fire-stopping systems , replacing or upgrading non-fire-rated ceiling systems , and installing fire batt systems with ablative coatings.

  • Penetration Sealing: Properly sealing all unsealed plasterboard joints using fire-rated materials and sealing all open cable, pipe, and duct penetrations.

  • Structural Reinstatement: Rebuilding missing blockwork and reinstating compromised compartment walls.

  • Barrier Compliance: Replacing damaged fire curtains and installing correctly specified fire dampers.

  • Future-Proofing: Adding strategic access hatches to allow for the routine inspection of previously concealed voids.

Conclusion

This project serves as a stark reminder of how serious fire safety defects can remain completely hidden within everyday commercial environments, often concealed above suspended ceilings, behind walls, inside risers, and around ductwork. Without a professional, comprehensive survey, these dangerous breaches may never have been identified until an actual fire incident occurred.
